The project is located on the outskirts of the holiday resort town at Graal – Müritz which lies 15 minutes to the East of Rostock, Federal State of Mecklenburg-Vorpommern. 

The town is a popular holiday resort for Germans with a predominantly natural setting. It enjoys direct access to the seafront with 40 km of uninterrupted white sandy beaches on the Baltic Sea, stretching from Warnemünde to the West, up to the National Park at the Cape to the North East.

The area is characterized by dense forests, beaches and lagoons with small towns and holiday resorts throughout the region – forming the famous Rostock Heath. The entire area provides a healthy environment and is enjoyed by thousands of visitors every year.

Graal – Müritz is connected to the main railway network of Germany through Rostock. A ferry line connects Warnemünde to the Danish port of Gedser which lies 45 km to the North on a daily basis.

Amenities in the area include the Hohe Düne Marina, with 400 berths, a luxurious hotel and restaurants. Coffee shops, a number of luxury hotels with spa facilities, a fishing port promenade, piers, a water park, theme parks and nature trails complete this picturesque holiday resort.

The development lies on the Ribnitzer road, about a kilometre away to the south east of the town, within dense forest. It’s a pleasant 10 minutes’ walk to the beach through the forest, while a newly completed bicycle road leads to the centre of the town in 6 to 7 minutes. 

The Project

Küstenwald is a typical gated, holiday resort development and occupies an area of 13,35 hectares. The apartment buildings with gardens and common grounds cover an area of 6,15 ha in total, while private forest land of 7,2 ha surrounds the houses.

The project is planned to be developed in five phases and will incorporate 336 flats in total. A service building located at the entrance of the development incorporates a small restaurant and other amenities.

Infrastructure for the entire project as well as the first two phases which incorporate 164 apartments have been completed.

All 164 completed apartments have been sold therefore we are currently developing two additional housing units of 48 apartments, 40% of which have already been sold. Delivery of new housing sections is planned for June and December 2017.

Holiday Rentals

Letting and property management is carried out by local companies specializing in this type of services, promoting holiday lettings throughout Germany.

One should anticipate rentals ranging from 70 days in the early years, gradually increasing to 110 days per year because of substantial repeat visits. Rentals are ranging from €50 to €75 per day for one bedroom apartments.

Property Management includes utility services, building insurance, street cleaning and up-keeping of common gardens, garbage disposal, street lighting, bookkeeping and arrangement of owner’s management meetings.

The service charges amount to approx. €50-60 for one-bedroom apartment per month.

Other Fees and Taxes

Notary fees apply on each contract at a rate of 1% of purchase price.

Land tax (sale transfer fees) is charged at 5% of purchase price.

Income from rental revenue is subject to income tax.

No VAT is due on purchase of property when acquired for rental purposes. Tax advice is available via independent qualified tax advisors.
