The parcel is a continuous land ownership subdivided in 13 title deeds. The total area is 91.820 m², approx.

The vast majority of the properties lie in the crown of the hill at 85 to 120 m above sea level and enjoy superb 360 degree panoramic views of the entire surrounding area. From Moni  to the East, Amathus antiquities site to the South and Limassol to the West. The rear views cover the Valleys of Pyrgos, Parekklishia, mount Olympous and Ayios Tychonas from North East to North West direction.

Use and Development Potential

The entire parcel is incorporated in the Limassol Town plan.

Currently circa 87.665m² are classified for agricultural use under zoning Ga4, and 4.155m² approx. classified for residential use under zoning Ka11.

Ga4 allows development or individual residences with maximum build coefficient 10%, footprint 10% maximum height 7m. Conditions apply.

Ka11 allows residential development with maximum build coefficient 20%, footprint 15%, max. height 10m.

The entire area surrounding the land parcel has been included in the local plan review, the process has been initiated by the interior minister since January 2019.

An access road network surrounding our parcel has been prepared by the local authority and has been approved by the town planning. Licensed developments within the residential zone are obliged to implement the road network within their land.
